Ronto’s development approach transformed TwinEagles

The combination of TwinEagles’ Talon and Eagle golf courses provides the residents with one of Southwest Florida’s finest golf experiences.

 

In 2007, TwinEagles in North Naples was known for its beauty, caliber of its golf, and the friendliness of its members. By every measure, it was considered one of Naples’ up and coming communities. When the real estate market collapsed in late 2008, growth at TwinEagles subsided substantially. The financial stress created by the market collapse was felt throughout the community. In 2009, the Ronto Group visited the property to assess the possibility of a purchase and turnaround. In September 2010, Ronto finalized its purchase of the community and assumed the role of developer at TwinEagles.

Today, TwinEagles is on the verge of being sold out. Out of the community’s original 717 purchase opportunities, less than 30 remain available. Since Ronto purchased the community, six neighborhoods have been completely sold, including the Covent Garden carriage home neighborhood, Hollybrook, Wicklow, Wisteria, and Fenhurst. All of the home sites that have been released for sale in Lockford have also been sold. Closed and pending sales contracts worth more than $35 million have been processed since January 1. A selection of single-family residences and grand estate homes on home sites ranging from nearly an acre to over two acres remains available.

The sales success at TwinEagles is the result of Ronto’s development approach. Since finalizing its purchase in 2010, the developer pursued an aggressive strategy focused on creating a golf centric lifestyle within a traditional country club model. Under Ronto’s leadership, an array of new amenities, a distinguished group of Preferred Builders, and the introduction of diverse product choices have combined to create a compelling luxury real estate offering.

First on Ronto’s agenda was enhancing the caliber of play across both of the community’s golf courses. The Talon course was regarded as the jewel of the community and remains so today. Designed by Jack Nicklaus and his son, the Talon is regarded as the top residential course in Southwest Florida and hosted the Chubb Classic PGA Champions Tour event for the seventh consecutive year and 12th time overall in February 2018.

The second course was not up to Ronto’s standards. They worked with golf course architect Steve Smyers to completely transform the second course by creating a challenging historical design with modern yardages. When the new Eagle Course opened, it was named “Best New U.S. Private Course of the Year” by Golf Magazine. TwinEagles’ residents and golf professional appreciate the Eagle’s thought provoking playing angles, optical challenges, and gorgeous setting. Smyers and his design associate, Patrick Andrews, consider the Eagle Course a true work of art that makes the most of the natural setting. Smyers and Andrews adapted the holes to fit the land and lengthened the historical layouts to accommodate modern equipment.

To solidify TwinEagles’ golf centric lifestyle even further, Ronto took a bold step that has enhanced the value of homeownership.

“We saw a great opportunity to reposition Twin Eagles, bring it back to its former glory and refocus it to being a true golfer’s community instead of just another golf community,” said Ronto Executive Vice President Anthony Solomon. “To that end, we created a unique golf membership program. The community has two golf courses and 600 members. We included a golf membership with every newly constructed home sale. That created great value for homeowners because the membership is attached to the home and transfers. By doing this, we assured the long-term viability and success of the club. We created a stable operating environment for the golf club that will ultimately be transferred to the owners at no cost at sell out. That kind of long-term stability is a tremendous benefit that homeowners at TwinEagles greatly appreciate.”

The golf courses provide a tableau for neighborhoods tucked along fairways and lakes that offer breathtaking vistas and a sense of privacy seldom found in resort communities. A 47,000-squarefoot clubhouse pays homage to St. Andrews where the game of golf was born. In addition to a golf pro shop offering an array of golf equipment, clothing, and accessories, the Clubhouse’s wraparound verandahs that overlook preserve views and the finishing holes of both courses provide an ideal setting for enjoying a post-round beverage and conversation. The clubhouse also offers one of the finest dining experiences in Southwest Florida with a diverse menu that can be accompanied by a selection from a meticulously vetted wine list. Ronto added a bag-drop area adjacent to the golf pro shop on the lower level of the clubhouse as an additional convenience for members and visiting golfers.

Ronto recognized that TwinEagles needed additional amenities to complement the clubhouse and to provide residents with a broader choice of recreational possibilities. To accomplish that goal, Ronto designed and built a new amenity center that features a resort style swimming pool and fitness center. The 2,500-square-foot pool features a large spa, a zero-entry feature, and a sunning deck overlooking a lake. An outdoor Tiki lounge and dining venue, and lighted Har-Tru tennis courts are located adjacent to the pool. The 6,430- square-foot fitness center was designed to complement the clubhouse’s architecture. The floor plan includes men’s and women’s locker rooms, areas for aerobics and yoga, as well as a fitness hall. Ronto took advantage of TwinEagles’ natural setting and enhanced the walking paths that meander through the community as well as the neighborhood parks and gardens that dot the landscape.

As a result of Ronto’s development approach, TwinEagles’ residents now reside in a community that has been recognized as one of the pre-eminent private clubs in the world. TwinEagles has been recognized by BoardRoom magazine as a Distinguished Emerald Club, a designation accorded to the top 5 percent of private clubs throughout the world. To be a Distinguished Emerald Club, the club must provide a member experience at a level attained by only the finest clubs in the world. Board- Room’s criteria for member experience include intangible quality, service quality, governance quality, facility quality, and product quality.
