Three Grand Estate Dream Homes Under Construction at TwinEagles

Legacy Estate Aerial

Seven grand estate home sites ranging from one-acre to 2.5-acres and priced from $632,000 to $850,000 remain available in TwinEagles’ Sterling Hill, Inverness, and Strathmore Legacy Estate neighborhoods. The home sites are situated along the community’s heralded Talon golf course.

Naples TwinEagles announced that three custom grand estate residences are either under construction or poised to begin construction in the North Naples community’s Sterling Hill, Glasgow, and Inverness Legacy Estate neighborhoods.  The owners of the residences took advantage of the award-winning Ronto Group’s unprecedented opportunity to build their custom grand estate dream home with the builder of their choice rather than being limited to a pre-determined group of Preferred Builders.  Each of the owners the grand estate residences now under construction or poised to begin construction selected A.R.B.C. Arthur Rutenberg Homes as their custom homebuilder.

The new residences by Rutenberg include a 4,500 square-foot custom grand estate that is scheduled for completion this spring in Sterling Hill.  The new home is the homeowner’s second residence to be built by Rutenberg in TwinEagles.  The architectural design showcases a West Indies-style front elevation and combines elements found in a variety of Rutenberg floor plan designs.

A second Rutenberg grand estate is slated for completion next fall in TwinEagles Glasgow neighborhood.  The custom residence will include approximately 3,900 square feet of living space and a front elevation with a West Indies flair.  The floor plan is a customized version of Rutenberg’s Amalfi furnished model that is open for viewing and purchase in TwinEagles’ Lake Estates neighborhood.

A third grand estate by Rutenberg is scheduled to begin construction in Inverness at TwinEagles this month.  The largest of the three grand estates being built by Rutenberg, the home measures 5,800 square feet under air and is being built on behalf of another repeat Rutenberg homebuyer.  Rutenberg worked with the client to combine elements from a variety of previous designs to create a truly customized style and look for the new residence.

Just seven captivating grand estate home sites remain available in TwinEagles’ Sterling Hill, Inverness, and Strathmore Legacy Estate neighborhoods.  The home sites situated along the community’s heralded Talon golf course range from one-acre to 2.5-acres and are priced from $632,500 to $850,000.   The Sterling Hill, Inverness, and Strathmore Legacy Estate neighborhoods have enthralled discerning luxury homebuyers since the earliest days of TwinEagles’ development.  A thirty-foot setback ensures residences will be at least sixty-feet apart.  The ability to personally select a custom grand estate homebuilder, plus the combination of the site sizes, pricing, and the natural setting presents a rare opportunity for those intent on living a grand estate lifestyle.

TwinEagles’ grand estate home sites offer captivating views of the Talon golf course that has been a favorite of professional golfers for years.  The Talon course is the host course for the annual Chubb Classic PGA TOUR Champions’ Tour tournament event.  The 2018 Chubb Classic PGA TOUR Champions Golf Tournament was held the week of February 12th through 18th and marked the seventh consecutive year and 12th time overall TwinEagles’ Talon golf course has served as the Tournament site.  Set against a splendid backdrop of the community’s lush natural setting, the Talon Course was designed by Jack Nicklaus and his son and is regarded as the top residential course in Southwest Florida.

TwinEagles’ glistening lakes, towering oaks, stately palms, and majestic fairways continue to offer unparalleled beauty.  Grand estate homeowners enjoy TwinEagles’ array of world-class amenities that includes two championship golf courses.  The caliber of play and the overall club experience at TwinEagles have been repeatedly acknowledged. Most recently, Boardroom magazine recognized TwinEagles as a Distinguished Emerald Club for the second time, a designation accorded to the top five-percent of private clubs throughout the world.  To be a Distinguished Emerald Club, the club must provide a member experience at a level attained by only the finest clubs in the world.  Boardroom’s criteria for member experience include intangible quality, service quality, governance quality, facility quality, and product quality.

The Talon Course is one of two distinctly different golf courses at TwinEagles.  After purchasing the community in September 2010, Ronto worked with noted golf course architect Steve Smyers to create a new course that has a challenging historical design with modern yardages.  When the new Eagle Course opened, it was named “Best New U.S. Private Course of the Year” by Golf Magazine.  TwinEagles’ residents and golf professionals appreciate the Eagle’s thought provoking playing angles, optical challenges, and gorgeous setting.  Smyers and his design associate, Patrick Andrews, consider the Eagle Course a true work of art that makes the most of the natural setting.

The golf courses provide a magical tableau for the peaceful grand estate neighborhoods tucked along lush fairways and shimmering lakes that offer breathtaking vistas and a sense of privacy seldom found in resort communities.  A 47,000 square-foot clubhouse pays homage to St. Andrews where the game of golf was born.  In addition to a golf pro shop offering an array of golf equipment, clothing, and accessories, the Clubhouse’s wrap-around verandahs that overlook preserve views and the finishing holes of both courses provide an ideal setting for enjoying a post-round beverage and conversation.  The Clubhouse also offers one of the finest dining experiences in Southwest Florida.  A variety of succulent treats ranging from seafood and stuffed chicken to pasta can be accompanied by a selection from a meticulously vetted wine list.

The Clubhouse is complemented by a sparkling community swimming pool and fitness center.  This beautifully designed amenity center includes a 2,500-square foot pool with a large spa, a zero-entry feature, and an expansive sunning deck overlooking a lake.  An outdoor lounge, dining venue, and lighted Har-Tru tennis courts are located adjacent to the pool.  The 6,430-square foot fitness center was designed to complement the Clubhouse architecture.  The floor plan includes men’s and women’s locker rooms, areas for aerobics and yoga, as well as an expansive fitness hall that houses state-of-the-art exercise equipment.  In addition to the amenity center, TwinEagles offers the serenity of dozens of lakes, miles of walking paths that meander through the community, and neighborhood parks and gardens that dot the landscape and provide quiet spots for enjoying the community’s tranquil ambiance.

The Ronto Group is also developing the Seaglass high-rise tower at Bonita Bay that is on schedule for completion this summer and is accepting reservations for residences in the luxurious Omega tower that will be the final high-rise in the Bonita Bay community.  Ronto is also accepting reservations for residences at Eleven Eleven Central, a new walkable/bikeable community that will be built on Central Avenue between 10th Street and Goodlette-Frank Road in downtown Naples. Purchase agreements are being accepted for Phase III residences at Ronto’s highly popular Naples Square community at 5th Avenue South and Goodlette-Frank Road in downtown Naples.  New residences by Lennar Corporation and Pulte Homes priced from the $200’s are available at Ronto’s amenity rich Orange Blossom Naples community on Oil Well Road in North Naples.

A total of just 50 purchase opportunities out of the original 719 remain available at TwinEagles, including furnished models, unfurnished move-in ready homes, and buildable home sites.  The community is now nearly 95% sold.  To experience the unique brand of grand estate excellence being created by The Ronto Group at TwinEagles, visit the TwinEagles Sales Center at 11330 TwinEagles Boulevard.

The completed move-in ready homes in Kinross present an exceptional value for homebuyers intent on living in one of Naples premier golf course communities.  Pricing for each residence includes a heated pool and spa; a caged lanai with an 8-foot extension; a pavered pool deck, lanai, and driveway; an outdoor kitchen with a refrigerator; a wood ceiling treatment on the lanai; upgraded cabinetry and granite countertops throughout the home, impact resistant glass, crown moldings in the living areas and owner’s bedroom; and other features and upgrades.

Lennar’s furnished Maria model in Kinross showcases an interior by Baer’s Furniture’s Janet Graham, ASID.  The 2,247 square feet Maria plan includes a great room and island kitchen, a spacious dining area, three bedrooms, a den or fourth bedroom, three full baths, a covered lanai off the great room and owner’s bedroom, and a two-car garage.  Graham’s design blends contemporary flair with traditional straight lines. The color palette includes muted grays with fabrics that blend creams and aquas.  Flooring throughout the living areas is 20 x 20-inch neutral porcelain tile. Ceiling details and custom built-ins add to the look.

Dark espresso wood flooring in the den blends with an espresso-toned custom built-in topped with a gray granite counter that provides cabinetry, shelving, and a 42-inch space for a television.  A hallway sweeps past the den to a space that combines the dining area, great room and kitchen. In the dining area, a glass-topped table seats eight.  In the living room, Graham has designed an eye-catching feature wall.  A built-in console in a deep espresso finish provides storage space for media equipment while establishing the base for a television.  The wall above is adorned with mosaic tile encased in wood.

In the kitchen, perimeter cabinetry features a creamy linen finish with raised panel doors.  The countertop is executed in a granite with swirling splashes of grays and creams.  The same material is used for a 4-inch backsplash. An extensive island provides ample space for food preparation and offers a natural casual gathering area.  On the lanai, a separate lounging area includes two chaises lounges in the dark espresso finish with aqua cushions.  The outdoor kitchen features cabinetry with a built-in grill.  The countertop is executed in granite with a decorative backsplash.

A color palette of silver, gold, cream, and blue bathes the owner’s bedroom in a tranquil atmosphere. The ceiling showcases extensive molding work with additional trim detailing on the walls.  The king-sized bed features a built-in fully-upholstered headboard.  In the owner’s bathroom, the vanity cabinetry and granite match the kitchen while porcelain tile extends along the tub deck and into the shower.

Lennar’s Angelina model in Kinross showcases an interior by Robb & Stucky’s Tricia Lynch and Cynthia Bradford, ASID.  Their color palette includes whites, creams, and beige with splashes of blue.  Flooring throughout the living areas is beige 20 x 20-inch porcelain tile while the den features hardwood and the bedrooms are carpeted.  The Angelina plan offers 2,061 square feet with a great room, island kitchen, formal dining room, two bedrooms, a den or third bedroom, two full baths, and a two-car garage.  The great room and owner’s bedroom open to a covered lanai.  Coffered ceiling details are featured in the great room, dining room, and owner’s bedroom.

A custom built-in in the Angelina model’s dining room provides an attractive shelving unit.  A 60-inch round dining table with a glass top and dark wood base adds an air of sophistication.  Hand-scraped espresso hardwood flooring in the den is offset by beige walls. A table-style desk is paired with an upholstered desk chair.  A ceiling detail displays a diamond shape within a scalloped square.

A custom built-in in the great room functions as the entertainment center while providing storage and display space.  The kitchen’s island provides a gathering spot with four stools in dark wood and creamy upholstered seats.  Granite counters feature mellow gold tones.  The covered lanai’s summer kitchen features cabinetry and countertops matching the kitchen. A dining area includes a table in a driftwood tone paired with six chairs in a wicker finish.

The bed in the owner’s bedroom showcases a headboard, footboard and side rails upholstered in a textured neutral fabric. Behind the nightstands, wall details suggest the look of paneled shutters.  Creamy beige porcelain tile is reintroduced in the owner’s bath.  Above the bathtub, a horizontal glass tile listello provides a subtle highlight.

Ronto Transforms TwinEagles

In 2007, TwinEagles in North Naples was known for its mesmerizing beauty and the caliber of its golf. It was considered one of Naples’ up and coming communities. When the real estate market collapsed in 2008, growth at TwinEagles subsided substantially. In 2009, The Ronto Group visited the property.

“What we saw was a community that was facing difficulties,” said Ronto Executive Vice President Anthony Solomon. “Underneath the cosmetic deficiencies, we saw a community that had great bones. It had what we believe is the best residential golf club in Southwest Florida with the Talon Course. It had natural beauty. It had a beautiful clubhouse. So we saw a great opportunity to reposition Twin Eagles, bring it back to its former glory and refocus it to being a true golfer’s community.”

In September, 2010, Ronto finalized its purchase. An aggressive strategy focused on creating a golf centric lifestyle within a traditional country club model was put into motion. The Talon golf course was regarded as the jewel of the community. Designed by Jack Nicklaus and his son, the Talon is regarded as the top residential course in Southwest Florida and will host the ACE Group Classic PGA Champions Tour event in February. The second course, however, was not up to Ronto’s standards. They worked with golf course architect Steve Smyers to create a new course. When the Eagle course opened, it was named “Best New U.S. Private Course of the Year” by Golf Magazine.

Ronto recognized that TwinEagles needed amenities to complement its clubhouse. The 47,000 square-foot clubhouse pays homage to St. Andrews where the game of golf was born. The Clubhouse’s wrap-around verandahs overlook preserve views and the finishing holes of both courses and offers one of the finest dining experiences in Southwest Florida. Award-winning Executive Chef Chas Tatigian serves varied menu accompanied by a selection from an outstanding wine list.

Ronto designed and built a new resort-style swimming pool and fitness center. A 2,500 square foot pool with a spa, zero-entry feature, and a sunning deck overlook a lake. An outdoor Tiki lounge and dining venue and lighted Har-Tru tennis courts are adjacent to the pool. The 6,430 square feet fitness center was designed to complement the Clubhouse architecture. The floor plan includes an expansive fitness hall that houses state-of-the-art exercise equipment. Ronto also enhanced the walking paths that meander through the community as well as the neighborhood parks and gardens that dot the landscape.

To solidify TwinEagles’ golf centric lifestyle even further, Ronto took a bold step that has enhanced the value of ownership.

“We created a unique golf membership program,” said Solomon. “From the time we took over, we included a golf membership with every newly constructed home sale. We created great value for home owners within the community because the membership is attached to the home and transfers. By doing this, we assured the long term viability and success of the club that will ultimately be transferred to the owners at no cost at sellout.”

Ronto’s efforts eventually paid off. After just 28 sales in their first two years, things shifted dramatically in 2013 when 65 sales were processed. That was followed by 95 sales in 2014 and a similar number in 2015 when sales volume totaled $135,593,428.

“Buyers started to understand what we were building here, and to appreciate the value of what we had to offer,” said Van Osborne who has been Sales Manager at TwinEagles since August, 2012. “Ronto kept its promises, enhanced the value of Twin Eagles with the addition of the Eagle Golf Course and the amenity center, transformed the initial impression of the community by re-doing the entry and arrival sequence, and enrolled several outstanding builders who deliver a superior product. The golf membership program has been huge from a sales standpoint. Our residential product offering ranges from $300,000 into the millions. Where else can you purchase a $300,000 home with a membership at a club the caliber of TwinEagles?”

Another factor in TwinEagles resurgence has been the commercial development along the Immokalee Road corridor east of Interstate 75.

“When we came to TwinEagles, they were just finishing the widening of Immokalee Road,” said Solomon. “You could see the commercial development gaining momentum. The growth along Immokalee Road has been tremendous. We’re getting more shopping centers, more restaurants, and medical buildings. NCH has opened a mini-hospital/emergency center and an imaging center.”

Five of TwinEagles’ neighborhoods are now sold out. To meet the demand for ownership within the community, Ronto introduced three new neighborhoods in 2015. At the same time, it has preserved and enhanced TwinEagles’ legacy of refined estate living.

“TwinEagles was known for the caliber of its estate living experience,” said Osborne. “Grand estate residences were built in neighborhoods at the front of the community. Six of those sites remain available. Ronto expanded TwinEagles’ estate home offering with the introduction of the Hedgestone and Lake Estates neighborhoods. The other part of the changing face of the community is, obviously, the addition of Minto Florida’s Dundee neighborhood and Lennar’s Kinross neighborhood that offer a final opportunity to purchase residences at their respective price points.”

“We’re very pleased with the sales pace that we have,” said Solomon. “It is certainly much better than we expected when we bought TwinEagles and we’d be very happy to keep the pace that we have over the next few years.”
