TwinEagles is a 1,115-acre gated golf course community developed by the award-winning Ronto Group. After finalizing its purchase and assuming the role of developer at TwinEagles in September 2010, Ronto pursued an aggressive strategy focused on creating a golf centric lifestyle within a traditional country club model. Under Ronto’s leadership, an array of new amenities, a distinguished group of Preferred Builders, and diverse product choices have combined to create what is arguably Naples’ most compelling luxury real estate offering. The community is now more than 95% sold and in its final phase. Less than 25 furnished models, unfurnished move-in ready homes, and home sites remain available. More than 50 closed and pending sales contracts worth nearly $48 million were processed in 2018. With its revitalization of TwinEagles completed and the Club on sound financial footing, Ronto announced last month that it has turned the community over to the homeowners.

TwinEagles’ array of world-class amenities includes two championship golf courses. Set against the community’s lush natural setting, and consistently ranked as one of the finest golf courses in Florida, the Talon Course was designed by Jack Nicklaus and his son. Considered the jewel of the TwinEagles community, the Talon features all the trademarks of a Nicklaus designed course, including length, tricky approaches, and undulating greens. The Talon course hosted the Chubb Classic PGA Champions Tour event for the seventh consecutive year and 12th time overall in February 2018. Ronto worked with noted golf course architect Steve Smyers to create a second course that has a challenging historical design with modern yardages. When the new Eagle Course opened, it was named “Best New U.S. Private Course of the Year” by Golf Magazine.

The golf courses provide a backdrop for peaceful neighborhoods tucked along lush fairways and shimmering lakes that offer breathtaking vistas and a sense of privacy seldom found in resort communities. In addition to a golf pro shop offering an array of golf equipment, clothing, and accessories, the Clubhouse’s wrap-around verandahs that overlook preserve views and the finishing holes of both courses provide an ideal setting for enjoying a post-round beverage and conversation. The Clubhouse also offers a fine dining experience created by Executive Chef William Vasseur that includes a variety of selections accompanied by a meticulously vetted wine list.

The Clubhouse is complemented by an amenity center that includes a 2,500-square foot pool with a spa, a zero-entry feature, and a sunning deck. Mission Accomplished: Ronto Turns TwinEagles Over to Homeowners

With its 1,115 acres of glistening lakes, towering oaks, stately palms, and majestic fairways, TwinEagles in North Naples offers a setting of unparalleled beauty.

The Ronto Group has turned the TwinEagles community over to the homeowners. Ronto finalized its purchase and assumed the role of developer at TwinEagles in September 2010. At the time, TwinEagles was known for its beauty and the caliber of its golf. It was considered one of Naples’ up and coming communities. When the real estate market collapsed in late 2008, however, growth at TwinEagles subsided. The financial stress created by the collapse was felt throughout the community.

Today, TwinEagles is on the verge of being sold out. Closed and pending sales worth nearly $48 million were processed in 2018. A selection of single-family residences and grand estate homes remains available. The sales success at TwinEagles is the result of Ronto’s development approach. The developer has pursued a strategy focused on creating a golf centric lifestyle within a traditional country club model. Under Ronto’s leadership, new amenities, a Preferred Builders Program, and diverse product choices have combined to create what is arguably Naples’ most compelling luxury real estate offering.

“We saw an opportunity to reposition Twin Eagles as a true golfer’s community and restore its former glory,” said Ronto Executive Vice President Anthony Solomon. “We pursued an aggressive strategy focused on creating a golf centric lifestyle within a traditional country club model. That strategy included creating an array of new amenities to provide broader recreational possibilities, putting a Preferred Builder Program in place, and introducing diverse product choices. We created a unique golf membership program. We included a golf membership with every newly constructed home sale that is attached to the home and transfers. Every element of our strategy has been completed and the TwinEagles Club has been revitalized. It is now on sound financial footing. The stable operating environment we created for the Club has been transferred to the owners at no cost. That long-term stability is a tremendous benefit that homeowners greatly appreciate.”

At the time of Ronto’s purchase, TwinEagles’ Talon course was regarded as the jewel of the community. Designed by Jack Nicklaus and his son, the Talon is regarded as the top residential course in Southwest Florida and hosted the Chubb Classic PGA Champions Tour event an unprecedented 12 times. The second course was not up to Ronto’s standards. They worked with golf course architect Steve Smyers to transform the second course by creating a historical design with modern yardages. When the new Eagle Course opened, it was named “Best New U.S. Private Course of the Year” by Golf Magazine.

The golf courses provide a magical tableau for peaceful neighborhoods tucked along lush fairways and shimmering lakes that offer breathtaking vistas and a sense of privacy seldom found in resort communities. The Clubhouse also offers one of the finest dining experiences in Southwest Florida with a diverse menu ranging from seafood and stuffed chicken to pasta that can be accompanied by a selection from a meticulously vetted wine list. Ronto added a bag-drop area adjacent to the golf pro shop on the lower level of the Clubhouse as an additional convenience for members and visiting golfers.

To complement the Clubhouse and to provide residents with a broader choice of recreational possibilities, Ronto designed and built a new amenity center that features a resort-style swimming pool and fitness center. The 2,500 square foot pool features a large spa, a zero-entry feature, and an expansive sunning deck overlooking a lake. An outdoor Tiki lounge and dining venue, and lighted Har-Tru tennis courts are located adjacent to the pool. The 6,430 square foot fitness center was designed to complement the Clubhouse architecture. The fl oor plan includes men’s and women’s locker rooms, areas for aerobics and yoga, as well as an expansive fitness hall that houses state-of-the-art exercise equipment. Ronto took advantage of TwinEagles’ natural setting and enhanced the walking paths that meander through the community as well as the neighborhood parks and gardens that dot the landscape.

Three completed unfurnished move-in ready residences remain available in TwinEagles’ Kinross neighborhood. Two of the residences showcase Lennar Corporation’s 1,850 square foot Victoria plan and are priced at $505,000 and $515,000. A 2,247 square foot Maria residence is also available and priced at $540,000. All of the home sites in Minto Florida’s Dundee neighborhood have been sold. Minto is offering incentives of up to $45,000 for all newly constructed homes in Dundee. Four unfurnished homes featuring Minto’s three-bedroom, three bath Prestwick Grand and Turnberry fl oor plans are under construction. All four are priced in the mid-$700’s. An unfurnished estate home by A.R.B.C. Arthur Rutenberg Homes is currently in development and will be built on the last home site in TwinEagles’ Hedgestone neighborhood. Eight custom home sites and two luxurious completed furnished models remain available in the Lake Estates neighborhood. Six grand estate home sites are available in TwinEagles’ Sterling Hill and Strathmore Legacy Estate neighborhoods. The golf courses provide a magical tableau for the peaceful grand estate neighborhoods tucked along lush fairways and shimmering lakes that offer breathtaking vistas and a sense of privacy seldom found in resort communities. A 47,000 square-foot clubhouse pays homage to St. Andrews where the game of golf was born. In addition to a golf pro shop offering an array of golf equipment, clothing, and accessories, the Clubhouse’s wrap-around verandahs that overlook preserve views and the finishing holes of both courses provide an ideal setting for enjoying a post-round beverage and conversation. The Clubhouse also offers one of the finest dining experiences in Southwest Florida. Executive Chef William Vasseur serves up a variety of succulent treats ranging from seafood and stuffed chicken to pasta that can be accompanied by a selection from a meticulously vetted wine list.

The Clubhouse is complemented by a sparkling community swimming pool and fitness center. This beautifully designed amenity center includes a 2,500-square foot pool with a large spa, a zero-entry feature, and an expansive sunning deck overlooking a lake. An outdoor lounge, dining venue, and lighted Har-Tru tennis courts are located adjacent to the pool. The 6,430-square foot fitness center was designed to complement the Clubhouse architecture. The fl oor plan includes men’s and women’s locker rooms, areas for aerobics and yoga, as well as an expansive fitness hall that houses state-of-theart exercise equipment. In addition to the amenity center, TwinEagles offers the serenity of dozens of lakes, miles of walking paths that meander through the community, and neighborhood parks and gardens that dot the landscape and provide quiet spots for enjoying the community’s tranquil ambiance.

A total of 25 purchase opportunities are available at TwinEagles, including furnished models, unfurnished move-in ready homes, and buildable home sites. Visit the TwinEagles Sales Center at 11330 TwinEagles Boulevard.

TwinEagles announced that eight custom home sites and two completed furnished models remain available in the North Naples community’s Lake Estates neighborhood. Homebuyers continue to be captivated by TwinEagles’ unparalleled beauty and the community’s overall club experience that includes two distinctly different championship golf courses. The courses provide a magical tableau for peaceful neighborhoods tucked along lush fairways and shimmering lakes that offer breathtaking vistas and a sense of privacy seldom found in resort communities. Just 25 purchase opportunities remain available within the community, including furnished models, unfurnished move-in ready homes, and captivating home sites with water, preserve, and golf course views.

Lake Estates showcases 19 south or west-facing lakefront home sites 110-feet wide and 150-feet deep with long-range views of a 34-acre lake, the largest lake in TwinEagles. Lake Estates features minimum 3,500 square feet residences by Stock Signature Homes and A.R.B.C. Arthur Rutenberg Homes starting at $1.8 million. The combination of the lakefront neighborhood’s captivating water views, the size and scale of the residences, the starting price point, and TwinEagles 36- holes of championship golf is unprecedented in Naples. Rutenberg’s Amalfi and Stock’s Wyndam estate models are open for viewing and purchase.

Priced at $2,067,000 with furnishings, Rutenberg’s Amalfi model includes 3,879 square feet under air with a great room that opens to a covered lanai, an open kitchen and dining area that also opens to the outdoors, a club room that opens to the outdoor kitchen and dining area, a study, four bedrooms, four baths, and a three-car garage. Interior Designer Kelley Vitorino’s design presents a lighter, playful style that fosters an atmosphere of understated, updated sophistication layered on a traditional Amalfi coast farmhouse. Her color palette is grounded in light background tones with fabrics in creams, chocolate, light aqua, and pops of vibrant red. The flooring in the main living areas is a chiseled edge travertine in an Ashlar pattern, a nod to the Mediterranean influence. The furniture is excitingly eclectic, blending the old and new, and indicative of the way people live and collect pieces over time.

The Amalfi’s foyer opens into a great room where wide pocketing sliders offer views of the outdoor living area, pool, and the 34-acre lake. Handsome walnut beams traverse the ceiling to add distinction while a comfortable seating group is assembled around the feature wall. Two clean-lined sofas in a chocolate brown fabric are paired with wood-framed occasional chairs whose decorative backs are visible as the room is entered. A recess in the feature wall is trimmed with wood and houses an elegant media console with a flat screen television mounted against a textured background.

The double-island kitchen features clean-lined cabinetry in a dark espresso finish. The smaller prep island is topped with a unique granite offering a splash of personality. By contrast, the perimeter base cabinetry and outer counter-height island feature chic quartz countertops. Casual seating at the large island allows an easy conversational connection with the great room. Adjacent to the kitchen, the dining area accommodates a long rectangular wood table with an antique weathered finish. Eight clean-lined chairs incorporate light turquoise accent tones. A small buffet, also in the weathered finish but substantially darker, sits in a wall niche. Ninety-degree pocketing sliders open this entrancing space to the outdoor kitchen and dining area.

At the back of the home, the club room offers an entertainment area. It features an octagonal space that projects from one corner, extending the room to provide the perfect space for a dedicated game table. A wet bar with granite counters includes cabinetry floating against a striking backdrop of mosaic stacked stone. Rich, dark-toned wood flooring in the study blends beautifully with dark perimeter wainscoting that extends to ten-feet on the walls. Above the wainscoting, the remaining 3-feet of height is painted a light neutral color for contrast. This multi-purpose room features a floating desk ideal for a laptop, storage space, and a cozy seating area with loveseat and chair. In the Amalfi’s outdoor living area, the summer kitchen features a granite countertop that extends up to the hood for a streamlined, updated look. The outdoor furnishings are finished in a distinctive light driftwood tone with pops of chocolate and red.

The master bedroom’s warm gray wall tones create an atmosphere that is both intimate and cozy. The furnishings are rich and glamorous without feeling overly feminine, including a beautiful cream tufted wing bed and dark walnut night stands with mirrored fronts. Overhead, an elaborate ceiling detail adds dramatic emphasis, while a pleasant sitting area provides a quiet spot to enjoy the gorgeous pool views. The darker gray wall tones continue into the master bathroom and provide sophisticated contrast against the lighter finishes selected for the beautiful vanity cabinetry, marble countertops, marble tub deck, and marble floors. A huge open walk-in shower completes the scene.

Priced at $2,541,825 fully-furnished with an optional leaseback, Stock’s Wyndam model offers 4,298 square feet under air with three bedrooms, a bonus room that can be used as a fourth bedroom, four-and-a-half baths, a spacious great room, huge open kitchen and breakfast nook, a formal dining room, a 983 square-foot outdoor living area overlooking the lake that includes an outdoor kitchen, a fireplace, a bar area, dining and conversation areas, and a pool and spa, a two-car garage, and a one-car garage with dedicated golf cart storage.

The Wyndam model showcases an interior design by Vogue Interiors. The design concept features an elegant, highcontrast look that is very dramatic. Stunning architectural features, including beamed ceiling details in the great room, are complimented by backlighting. Light off-white backgrounds are accented with indigo and grey tones. Flooring throughout the living areas is highly polished white 24 x 24-inch porcelain tile. The bonus room is being utilized as a fourth bedroom to provide additional space for visiting family members and guests and includes a dry bar with an indigo colored cabinet and a pearl-toned counter surface. The dry bar is flanked by a pair of closets. The space has a door leading to the outdoor living area and is considered as a second master bedroom.

Ronto’s development approach transformed TwinEagles

Ronto’s development approach transformed TwinEagles

The combination of TwinEagles’ Talon and Eagle golf courses provides the residents with one of Southwest Florida’s finest golf experiences.

In 2007, TwinEagles in North Naples was known for its beauty, caliber of its golf, and the friendliness of its members. By every measure, it was considered one of Naples’ up and coming communities. When the real estate market collapsed in late 2008, growth at TwinEagles subsided substantially. The financial stress created by the market collapse was felt throughout the community. In 2009, the Ronto Group visited the property to assess the possibility of a purchase and turnaround. In September 2010, Ronto finalized its purchase of the community and assumed the role of developer at TwinEagles.

Today, TwinEagles is on the verge of being sold out. Out of the community’s original 717 purchase opportunities, less than 30 remain available. Since Ronto purchased the community, six neighborhoods have been completely sold, including the Covent Garden carriage home neighborhood, Hollybrook, Wicklow, Wisteria, and Fenhurst. All of the home sites that have been released for sale in Lockford have also been sold. Closed and pending sales contracts worth more than $35 million have been processed since January 1. A selection of single-family residences and grand estate homes on home sites ranging from nearly an acre to over two acres remains available.

The sales success at TwinEagles is the result of Ronto’s development approach. Since finalizing its purchase in 2010, the developer pursued an aggressive strategy focused on creating a golf centric lifestyle within a traditional country club model. Under Ronto’s leadership, an array of new amenities, a distinguished group of Preferred Builders, and the introduction of diverse product choices have combined to create a compelling luxury real estate offering.

First on Ronto’s agenda was enhancing the caliber of play across both of the community’s golf courses. The Talon course was regarded as the jewel of the community and remains so today. Designed by Jack Nicklaus and his son, the Talon is regarded as the top residential course in Southwest Florida and hosted the Chubb Classic PGA Champions Tour event for the seventh consecutive year and 12th time overall in February 2018.

The second course was not up to Ronto’s standards. They worked with golf course architect Steve Smyers to completely transform the second course by creating a challenging historical design with modern yardages. When the new Eagle Course opened, it was named “Best New U.S. Private Course of the Year” by Golf Magazine. TwinEagles’ residents and golf professional appreciate the Eagle’s thought provoking playing angles, optical challenges, and gorgeous setting. Smyers and his design associate, Patrick Andrews, consider the Eagle Course a true work of art that makes the most of the natural setting. Smyers and Andrews adapted the holes to fit the land and lengthened the historical layouts to accommodate modern equipment.

To solidify TwinEagles’ golf centric lifestyle even further, Ronto took a bold step that has enhanced the value of homeownership.

“We saw a great opportunity to reposition Twin Eagles, bring it back to its former glory and refocus it to being a true golfer’s community instead of just another golf community,” said Ronto Executive Vice President Anthony Solomon. “To that end, we created a unique golf membership program. The community has two golf courses and 600 members. We included a golf membership with every newly constructed home sale. That created great value for homeowners because the membership is attached to the home and transfers. By doing this, we assured the long-term viability and success of the club. We created a stable operating environment for the golf club that will ultimately be transferred to the owners at no cost at sell out. That kind of long-term stability is a tremendous benefit that homeowners at TwinEagles greatly appreciate.”

The golf courses provide a tableau for neighborhoods tucked along fairways and lakes that offer breathtaking vistas and a sense of privacy seldom found in resort communities. A 47,000-squarefoot clubhouse pays homage to St. Andrews where the game of golf was born. In addition to a golf pro shop offering an array of golf equipment, clothing, and accessories, the Clubhouse’s wraparound verandahs that overlook preserve views and the finishing holes of both courses provide an ideal setting for enjoying a post-round beverage and conversation. The clubhouse also offers one of the finest dining experiences in Southwest Florida with a diverse menu that can be accompanied by a selection from a meticulously vetted wine list. Ronto added a bag-drop area adjacent to the golf pro shop on the lower level of the clubhouse as an additional convenience for members and visiting golfers.

Ronto recognized that TwinEagles needed additional amenities to complement the clubhouse and to provide residents with a broader choice of recreational possibilities. To accomplish that goal, Ronto designed and built a new amenity center that features a resort style swimming pool and fitness center. The 2,500-square-foot pool features a large spa, a zero-entry feature, and a sunning deck overlooking a lake. An outdoor Tiki lounge and dining venue, and lighted Har-Tru tennis courts are located adjacent to the pool. The 6,430- square-foot fitness center was designed to complement the clubhouse’s architecture. The floor plan includes men’s and women’s locker rooms, areas for aerobics and yoga, as well as a fitness hall. Ronto took advantage of TwinEagles’ natural setting and enhanced the walking paths that meander through the community as well as the neighborhood parks and gardens that dot the landscape.

As a result of Ronto’s development approach, TwinEagles’ residents now reside in a community that has been recognized as one of the pre-eminent private clubs in the world. TwinEagles has been recognized by BoardRoom magazine as a Distinguished Emerald Club, a designation accorded to the top 5 percent of private clubs throughout the world. To be a Distinguished Emerald Club, the club must provide a member experience at a level attained by only the finest clubs in the world. Board- Room’s criteria for member experience include intangible quality, service quality, governance quality, facility quality, and product quality.
