The Ronto Group has turned the TwinEagles community over to the homeowners. Ronto finalized its purchase and assumed the role of developer at TwinEagles in September 2010. At the time, TwinEagles was known for its beauty and the caliber of its golf. It was considered one of Naples’ up and coming communities. When the real estate market collapsed in late 2008, however, growth at TwinEagles subsided. The financial stress created by the collapse was felt throughout the community.
Today, TwinEagles is on the verge of being sold out. Closed and pending sales worth nearly $48 million were processed in 2018. A selection of single-family residences and grand estate homes remains available. The sales success at TwinEagles is the result of Ronto’s development approach. The developer has pursued a strategy focused on creating a golf centric lifestyle within a traditional country club model. Under Ronto’s leadership, new amenities, a Preferred Builders Program, and diverse product choices have combined to create what is arguably Naples’ most compelling luxury real estate offering.
“We saw an opportunity to reposition Twin Eagles as a true golfer’s community and restore its former glory,” said Ronto Executive Vice President Anthony Solomon. “We pursued an aggressive strategy focused on creating a golf centric lifestyle within a traditional country club model. That strategy included creating an array of new amenities to provide broader recreational possibilities, putting a Preferred Builder Program in place, and introducing diverse product choices. We created a unique golf membership program. We included a golf membership with every newly constructed home sale that is attached to the home and transfers. Every element of our strategy has been completed and the TwinEagles Club has been revitalized. It is now on sound financial footing. The stable operating environment we created for the Club has been transferred to the owners at no cost. That long-term stability is a tremendous benefit that homeowners greatly appreciate.”
At the time of Ronto’s purchase, TwinEagles’ Talon course was regarded as the jewel of the community. Designed by Jack Nicklaus and his son, the Talon is regarded as the top residential course in Southwest Florida and hosted the Chubb Classic PGA Champions Tour event an unprecedented 12 times. The second course was not up to Ronto’s standards. They worked with golf course architect Steve Smyers to transform the second course by creating a historical design with modern yardages. When the new Eagle Course opened, it was named “Best New U.S. Private Course of the Year” by Golf Magazine.
The golf courses provide a magical tableau for peaceful neighborhoods tucked along lush fairways and shimmering lakes that offer breathtaking vistas and a sense of privacy seldom found in resort communities. A 47,000 square-foot clubhouse pays homage to St. Andrews where the game of golf was born. In addition to a golf pro shop offering an array of golf equipment, clothing, and accessories, the Clubhouse’s wrap-around verandahs that overlook preserve views and the finishing holes of both courses provide an ideal setting for enjoying a post-round beverage and conversation. The Clubhouse also offers one of the finest dining experiences in Southwest Florida with a diverse menu ranging from seafood and stuffed chicken to pasta that can be accompanied by a selection from a meticulously vetted wine list. Ronto added a bag-drop area adjacent to the golf pro shop on the lower level of the Clubhouse as an additional convenience for members and visiting golfers.
To complement the Clubhouse and to provide residents with a broader choice of recreational possibilities, Ronto designed and built a new amenity center that features a resort-style swimming pool and fitness center. The 2,500 square foot pool features a large spa, a zero-entry feature, and an expansive sunning deck overlooking a lake. An outdoor Tiki lounge and dining venue, and lighted Har-Tru tennis courts are located adjacent to the pool. The 6,430 square foot fitness center was designed to complement the Clubhouse architecture. The fl oor plan includes men’s and women’s locker rooms, areas for aerobics and yoga, as well as an expansive fitness hall that houses state-of-the-art exercise equipment. Ronto took advantage of TwinEagles’ natural setting and enhanced the walking paths that meander through the community as well as the neighborhood parks and gardens that dot the landscape.
Three completed unfurnished move-in ready residences remain available in TwinEagles’ Kinross neighborhood. Two of the residences showcase Lennar Corporation’s 1,850 square foot Victoria plan and are priced at $505,000 and $515,000. A 2,247 square foot Maria residence is also available and priced at $540,000. All of the home sites in Minto Florida’s Dundee neighborhood have been sold. Minto is offering incentives of up to $45,000 for all newly constructed homes in Dundee. Four unfurnished homes featuring Minto’s three-bedroom, three bath Prestwick Grand and Turnberry fl oor plans are under construction. All four are priced in the mid-$700’s. An unfurnished estate home by A.R.B.C. Arthur Rutenberg Homes is currently in development and will be built on the last home site in TwinEagles’ Hedgestone neighborhood. Eight custom home sites and two luxurious completed furnished models remain available in the Lake Estates neighborhood. Six grand estate home sites are available in TwinEagles’ Sterling Hill and Strathmore Legacy Estate neighborhoods. The home sites situated along the Talon golf course range from just over one-acre to 2.6-acres. Five sites in Sterling Hill are priced from $625,000 to $775,000. One remaining site in Strathmore is priced at $849,900.
