With just 30 furnished models, unfurnished move-in ready homes, and home sites remaining, the TwinEagles community being developed by the Ronto Group in North Naples is more than 95 percent sold and in its final phase. Six neighborhoods, including Pulte Homes Covent Garden carriage home neighborhood, have sold out. Other neighborhoods that have sold out since The Ronto Group purchased the community in September 2010 include Hollybrook, Wicklow, Wisteria, and Fenhurst. All of the home sites released for sale in Lockford have also been sold. Closed and pending sales contracts worth more than $35 million have been processed since January 1.
The continued sales success at TwinEagles is the result of Ronto’s development approach. Since finalizing its purchase and assuming the role of developer at TwinEagles in September 2010, the developer has pursued an aggressive strategy focused on creating a golf-centric lifestyle within a traditional country club model. Under Ronto’s leadership, an array of new amenities, a distinguished group of Preferred Builders, and diverse product choices have combined to create what is a compelling luxury real estate offering.
Sales in TwinEagles’ Hedgestone estate neighborhood reflect the impact of Ronto’s approach. Just three purchase opportunities remain available in Hedgestone, including one home site measuring 90-by-160 feet priced at $401,000. A home and lot package that includes an estate residence ranging from 2,800 to 5,000 is available from $1.3 to $1.8 million. Two unfurnished, move-in ready homes by Stock Signature Homes and A.R.B.C. Arthur Rutenberg Homes are completed and available for immediate purchase and movein.
Stock has completed construction of an unfurnished residence featuring its popular Glenmore floor plan. The Glenmore’s 3,591-square-foot great room floor plan is perfectly suited to TwinEagles’ classic country club lifestyle. The plan includes four bedrooms, a study, four-and-a-half baths, a formal dining room and gourmet island kitchen, an outdoor living area with a fireplace, summer kitchen, pool and spa, and a three-car garage. The unfurnished Glenmore residence, available for purchase and move-in in Hedgestone, is priced at $1,498,495. The residence is on a corner home site at the end of a cul-de-sac adjacent to a nature preserve.
Rutenberg has completed a move-in ready Bermuda estate in Hedgestone priced at $1.550 million. The Bermuda features a 3,438-square-foot great room floor plan. The plan includes a den, three bedrooms, three baths, an island kitchen, a bonus room, and three car garage. The plan features a casual but sophisticated dining area adjacent to the kitchen that includes 90-degree pocketing sliders that open to the outside. The den extends into an unusual circular space that forms an architectural feature on the exterior of the home and a sitting area inside. The bonus room’s vaulted ceiling will feature decorative beam details. Pocketing sliders allow for a seamless transition between the great room and an outdoor living space that features a cabana with a summer kitchen, a conversation area, a pool, spa and sun shelf, and a fire pit. The master bedroom has a sitting area overlooking the outdoor space.
Homeowners in Hedgestone enjoy TwinEagles’ array of amenities that includes two championship golf courses. Set against a backdrop of the community’s lush natural setting, and consistently ranked as one of the finest golf courses in Florida, the Talon Course was designed by Jack Nicklaus and his son. Considered the jewel of the TwinEagles community, the Talon features all the trademarks of a Nicklaus designed course, including length, tricky approaches, and undulating greens. Bunkering and mounding also come into play, and there are several lakes sprinkled throughout its 7,193 yards.
Ronto worked with golf course architect Steve Smyers to create a second course that has a challenging historical design with modern yardages. When the new Eagle Course opened, it was named “Best New U.S. Private Course of the Year” by Golf Magazine. Smyers and his design associate, Patrick Andrews, consider the Eagle Course a true work of art that makes the most of the natural setting. Smyers and Andrews adapted the holes to fit the land and lengthened the historical layouts to accommodate modern equipment.
Members at TwinEagles have access to one of the world’s most respected golf instructors. Dr. Jim “Doc” Suttie is ranked 17th on Golf Digest’s list of best teachers in America.
The golf courses provide a magical tableau for neighborhoods tucked along fairways and lakes that offer vistas and privacy. A 47,000-square-foot clubhouse pays homage to St. Andrews where the game of golf was born. In addition to a golf pro shop offering an array of golf equipment, clothing and accessories, the Clubhouse’s wraparound verandas overlook preserve views and the finishing holes of both courses. The clubhouse also offers a fine dining experience created by Executive Chef William Vasseur that includes a variety of selections accompanied by a meticulously vetted wine list.
The clubhouse is complemented by an amenity center that includes a 2,500-square-foot pool with a spa, a zero-entry feature, and a sunning deck overlooking a lake. An outdoor lounge, dining venue, and lighted Har-Tru tennis courts are adjacent to the pool. The 6,430-square-foot fitness center includes men’s and women’s locker rooms, areas for aerobics and yoga, as well as a fitness hall.
